Former Renaissance Hotel, Blackfriars Street, Deansgate, Manchester


Scope of Works:

Following a competitive tendering process we were appointed as Principal Contractor to complete the internal strip out of the 13 bedroom floors, function suites and back of house on the mezzanine floor and minor works to the ground floor.

 

Works to the 13th floor was different to the other 12, as all non loadbearing walls were removed to fully open up the floor plate.  On other bedroom floors we removed all fixed and loose furniture, secondary glazing including tracks, window blinds, all floor finishes, all ceiling finishes and supporting structure, all baths, showers including cubicles and sanitaryware.  All ceramic floor and wall tiles and protecting all existing doors and frames against damage.

 

All materials were stripped and processed into manageable sizes, before being placed within packing crates and tubs and transported down to the mezzanine level by use of the existing passenger lifts.  At mezzanine level the materials were taken to the function suite and passed through voids we had created within the mezzanine slab into skips located below.

 

The main contract works were completed in line with our original programme of 12 weeks, though the award of additional works extended our programme by a further 5 weeks.

 

Contract Works were carried out over a 17 week period with an average of 30 men on site at all times.
